First, what is IGBC?
It's a voluntary certification. No developer is required to get it. So when a project pursues it, that's usually a signal of intent to build differently — not just to code, but beyond it.
How the rating actually works
Projects earn points across seven categories:
Based on the total points earned out of 100, a project is awarded one of four levels:

Every certified home, regardless of level, must also meet a set of mandatory, non-negotiable requirements — minimum water-use reduction, energy code compliance, soil erosion control during construction, proper ventilation standards. These aren't optional extras; they're the floor, not the ceiling.
It's also worth knowing the difference between pre-certified and certified. Pre-certification is awarded based on design intent before construction is complete, and needs to be revalidated periodically. Final certification comes only after IGBC verifies the building was actually constructed the way it was designed — including site visits during construction.
What this means for you, practically
Lower utility bills
The most direct, wallet-visible impact. Green-rated homes are designed to cut electricity and water consumption significantly — through better insulation, energy-efficient fixtures, low-flow water fittings, and smarter orientation that reduces heat gain. Over years of ownership, this adds up to real, recurring savings.
Better indoor air and comfort
IGBC criteria specifically evaluate indoor environmental quality — ventilation, low-VOC paints and materials, and daylighting. In cities where outdoor air quality is a genuine health concern, this can meaningfully improve day-to-day comfort indoors.
Sustainable water use, even in water-stressed cities
Rainwater harvesting, wastewater recycling, and low-flow fixtures are common requirements. In cities facing seasonal water shortages, this directly affects whether your building has water when municipal supply is unreliable.
Stronger resale value
Green-certified homes increasingly command a premium in resale and rental markets. As more buyers factor sustainability into decisions — and utility costs rise — a certified home tends to hold its value better and attract a wider pool of buyers.
Regulatory and financial perks
Many state governments offer incentives for green-certified developments — additional floor space index (FSI/FAR), faster approvals, or property tax rebates. These typically accrue to the developer, but can indirectly show up in project quality, pricing, or amenities passed on to buyers.
A genuine long-term investment, not just a badge
Certification reflects a building designed with its full lifecycle in mind — not just how it looks at handover, but how it performs 10 or 20 years down the line. That's a meaningfully different design philosophy from a purely conventional build.
When a developer has gone through the process of earning Gold or Platinum, it's a meaningful signal that the building was designed to perform, not just to sell.
What it doesn't mean
- It doesn't guarantee luxury or finish quality — certification is about sustainability performance, not interior aesthetics or fittings.
- Pre-certification isn't final certification — always check whether a project has achieved full certification post-construction, or is still at the design-stage pre-certified status.
- Higher rating doesn't always mean proportionally higher cost — studies suggest green construction typically adds only a small percentage to overall project cost, largely because efficient design offsets material choices elsewhere.
The bottom line
IGBC certification isn't just a plaque in the lobby. For a homebuyer, it's a reasonably reliable indicator of lower running costs, better health and comfort, more resilient water and energy systems, and stronger long-term value retention. It won't tell you everything about a home — but it's a meaningful signal that the building was designed to perform.
